Residential property values in Fuengirola have set a fresh benchmark this autumn, with average apartment transaction and listing prices reaching €4,065 per square metre, according to newly compiled property market data released this September. The figures underscore continuing momentum across the coastal town, where strong international demand continues to outpace available housing supply.
Consistent Year-on-Year Gains
The latest market indicators demonstrate a 7.06% increase in apartment valuations over the past twelve months, climbing from €3,761 per square metre recorded during 2025. Detached and semi-detached homes across the municipality have experienced parallel expansion, averaging €3,326 per square metre, marking an annual rise of 7.72%.
Quarterly trends also reflect steady upward momentum, with values nudging upwards by just over one per cent during the third quarter alone. Analysts point out that Fuengirola's compact geographic footprint—bounded by Mijas and the sea—severely restricts new land release, making existing residential stock intensely competitive.
Foreign Buyers Drive the Pace
The buyer profile remains predominantly international, with British, Scandinavian, and northern European purchasers representing a substantial share of completed sales. Well-connected transport links, specifically the direct C-1 Cercanías rail link to Málaga Airport and the capital, make the municipality an attractive residential base for overseas remote workers and semi-retired expatriates.
Neighbouring districts in neighbouring Mijas Costa, such as Las Lagunas, are also absorbing spillover interest as buyers seek alternative entry points along the coastal strip. However, central Fuengirola and prime beachside locations remain the primary targets for long-term capital preservation.

With mortgage rates stabilizing and Andalusian regional tax incentives continuing to encourage cross-border property transactions, real estate professionals anticipate resilient valuations through the close of 2026. The consistent capital appreciation reflects Fuengirola's established standing as one of the Costa del Sol's most durable and liquid property markets.
