Closer to the water, the golf and nautical zone of Puerto de la Duquesa accounts for seven active developments from €288,000, buoyed by consistent year-round holiday rental potential. At the westernmost edge overlooking the Mediterranean, Bahía de las Rocas commands an entry threshold of €390,000 across three boutique luxury schemes, where plot scarcity and commanding vistas across Gibraltar and the North African coast keep demand resilient.
