Marbella Town Hall has cleared the path for an eight-million-euro infrastructure development delivering 156 detached homes alongside expansive public parkland.

Sustainable Growth Above the AP-7 Corridor

Marbella Town Hall has advanced key planning approvals for a significant mixed residential and open-space scheme situated in the URP-MB-2 Tenis de Marbella sector. Set on the elevated hillsides north of the AP-7 motorway near Trapiche del Prado, the project will transform a 105,000-square-metre site into a balanced enclave comprising 156 detached villas and substantial public amenities.

Following clearance from regional environmental authorities, the local council has officially moved the initiative into its statutory planning phase. The scheme is spearheaded by international residential developer Cordia, which has committed an initial €8 million infrastructure investment to resolve the rugged hillside terrain through civil engineering works, retaining structures, and three brand-new access roads.

Community Parkland and Public Facilities

Beyond private residential construction, the scheme carries notable benefits for the broader municipality. Under the town planning agreement, more than 44,000 square metres—representing roughly 42 per cent of the total parcel—will be surrendered directly to public municipal ownership.

Among the transferred grounds are 25,366 square metres of public parkland designed as landscaped green zones for residents and walkers. In addition, the master plan earmarks 1,660 square metres for future educational use and a 2,249-square-metre plot set aside for local social and community facilities, alongside sports courts and dedicated neighbourhood parking.

Delivering Long-Term Urban Balance

Urban planning coordinators emphasise that expanding community infrastructure alongside high-end housing is crucial for northern Marbella's evolution. As work advances on the hillside spine behind the busy commercial district, the project sets an important precedent for tying private capital directly into town infrastructure and green corridors across the Costa del Sol.
