Marbella Golden Mile Beach Club: Restaurant and Pool Plan
Mountbird, developer of UNO Beach Residences, plans a 4.38 million euro beach club with restaurant and pool on Marbella's Golden Mile, under a 50-year municipal concession beside the Torre del Ancón.
The developer behind one of the Golden Mile's most watched residential projects wants to build Marbella's next beach club, and the plan is now on the table at the town hall.
Mountbird Inversiones, the company building UNO Beach Residences beside the Torre del Ancón, has asked the council for a 50-year concession over two municipal plots totalling 16,834 square metres, directly next to the 16th-century watchtower and the beachfront land where the new homes are rising. The proposed investment is 4.38 million euros.
What does the project include? A high-end restaurant with room for 305 diners, open for breakfast, lunch and dinner, with two open-air terraces. A sports pool with food and drink service, a 166-square-metre water surface and three outdoor terraces of roughly 300 square metres each, serving lunch to 194 guests. A two-storey gastronomic centre with a tasting room and a teaching kitchen, planned for exhibitions, workshops and tastings, which the promoter says will run without making a profit. And a car park tucked into a landscaped zone of about 1,258 square metres.
The numbers behind the application are unusually candid. The company forecasts an average occupancy of 30 percent across the year, an average spend of 60 euros per person in the restaurant and 80 at the pool, and a gross operating result of 546,377 euros. On that basis it proposes paying the town hall an annual canon of 65,565 euros, 12 percent of the estimated result.
Not everyone is convinced. The PSOE has announced formal allegations against what it calls the privatisation of public land and says it will take the matter to court if the council does not back down. Izquierda Unida plans to appeal to the territorial culture delegation over the proximity to the Torre del Ancón, a protected monument. Ecologistas Malaka questions whether the public interest has been justified at all and wants environmental studies and a less aggressive alternative for the green zone.
The controversy is real, but so is the logic behind the location. The El Ancón stretch is the last major gap on the Golden Mile's beachfront, and the plot sits within walking distance of Puente Romano and the Marbella Club. A year-round beach club there would give the western end of the Golden Mile the kind of daily social life the hotel corridor has enjoyed for decades. Buyers at UNO Beach, who are paying frontline-home prices for properties on this stretch, would get a fully managed beach operation at their doorstep instead of a fenced-off plot of municipal land.
For now the file has only just entered the administrative process, and the opposition parties have months of allegations ahead of them. Marbella has seen this pattern before: high-profile concessions that start loud and end up reshaping the coast anyway. Anyone tracking how the Golden Mile's last open beachfront develops, as an investor or as a resident, can follow the project's milestones with Marbella New Homes as the plan moves through the town hall.
