Oakmond Marbella: €260m Resort Rebirth on Incosol Site

Marbella's storied Incosol site returns as Oakmond, a €260 million luxury health resort with 140 rooms, 28 residences and a precision medicine clinic, opening in 2029.

One of Marbella's most famous addresses is coming back to life, and this time the money behind it is serious. The former Incosol Hotel Medical Spa, the legendary health resort that opened its doors in 1973 and counted Grace Kelly, Salvador Dalí and Princess Diana among its guests, will be reborn as Oakmond, a new ultra-luxury health resort in Río Real, on Marbella's eastern edge.

The project is being developed by Ilanga Capital, the investment firm led by Pelayo Cortina Koplowitz, which bought the debt-laden property back in 2022. The site had sat closed for nearly fourteen years, weighed down by more than €34 million in accumulated debt, a slow and sad fade for a hotel that was once the favourite check-up destination of the European jet set. Founded in 1973 by Spanish banker Ignacio Coca — with the Marqués de Villaverde, Franco's son-in-law, championing its medical clinic — the Incosol pioneered the idea of a medicalised hotel in Spain decades before wellness tourism became an industry buzzword.

Financing is now locked in. Goldman Sachs Alternatives is providing a €145 million facility within a total execution budget of around €260 million, and the overall capital committed to the scheme, including Ilanga's equity and the real estate assets already folded into it, passes €400 million.

What does that buy? A plot of more than 53,000 square metres directly alongside the future Four Seasons Marbella, 140 hotel rooms, 28 private residences, extensive sports facilities and a high-level gastronomic offer. The centrepiece is what the developer calls a vertically integrated precision health ecosystem: diagnostics, personalised interventions, continuous health monitoring and data-driven clinical intelligence under one roof. It is a modern evolution of the property's original vocation, and a nod to the medical spa tradition that made the Incosol famous in the first place.

Construction is scheduled to begin this autumn, with an execution period of around 36 months and an opening targeted for the third quarter of 2029.

For East Marbella, the timing could hardly be better. Oakmond will stand right next to the Four Seasons, concentrating two heavyweight resort brands on a single coastal stretch and reinforcing the corridor's claim to be Europe's densest luxury hospitality strip. Analysts who follow the branded residences market, including the team at branded.homes, point out that Marbella has so far traded mostly on fashion-branded living, from Dolce&Gabbana and Karl Lagerfeld to Armani and Fendi Casa. Oakmond's 28 private residences anchor a parallel growth engine: wellness and longevity-led branded living, the same segment that SIRO, Six Senses and Aman have been redefining at resort level worldwide.

For the local economy, the build itself is a years-long injection of work. A 36-month construction programme on a 53,000 square metre plot means sustained demand for local contractors, trades and hospitality staff, with recruitment for operations beginning well before the 2029 opening.

Institutional capital does not commit €400 million to a three-year build on a whim. The bet behind Oakmond is that health and longevity tourism, unlike the seasonal holiday trade, fills rooms twelve months a year. For the local property market, the arrival of Goldman-backed money next door to Four Seasons reads as a straightforward vote of confidence in Marbella's ultra-prime segment, and one more reason to expect East Marbella to keep getting busier rather than quieter.
