Richest Town on the Costa del Sol Is Not Marbella

By Marbella New Homes 21 October 2026 4 min read

New INE data shows Alhaurín de la Torre has overtaken Benahavís as Málaga province's highest-income municipality, with Rincón de la Victoria leading per-person earnings and Marbella trailing the commuter belt.

Ask anyone sipping a gin and tonic in Puerto Banús which town on this coast has the most money and the answer will arrive before the ice melts: Marbella, obviously. The latest edition of the Atlas of Household Income Distribution from Spain's National Statistics Institute (INE), published this week, tells a different and rather more interesting story.

The municipality with the highest average gross household income in the whole of Málaga province is Alhaurín de la Torre. That is the quiet commuter town about fifteen minutes inland from Málaga city, known locally for good schools, avocado orchards and not much nightlife. The average household there earned 56,478 euros in 2024, almost 7 percent more than the year before, which was enough to knock Benahavís off the top spot it had made its own.

Benahavís, the hillside enclave of gated communities squeezed between Marbella and Estepona, still posts a healthy 54,240 euros per household, but its growth has slowed to just 1.55 percent. Third place goes to Rincón de la Victoria, the fast-growing coastal town east of the capital, where the average household earns around 50,000 euros, marginally ahead of both Marbella and Málaga city itself, at 47,575 euros.

Further down the list the pattern is equally telling. Estepona, Benalmádena and Torremolinos all sit between 44,000 and 45,000 euros, while the club of towns above 40,000 euros also includes Antequera, Fuengirola, Casares, Ronda and Mijas. At the other end of the scale sits Benamargosa in the Vélez valley, where the average household earns 23,923 euros, roughly 60 percent less than in Alhaurín de la Torre.

Count income per person rather than per household and Rincón de la Victoria takes the provincial crown outright, at 20,596 euros, after a 6.33 percent jump in a single year. Benahavís, the former leader, actually fell slightly, by half a percent, to 20,320 euros. Alhaurín de la Torre, Torremolinos and Málaga city hover around 18,000 euros per resident, and Marbella trails that group at 17,657 euros.

That last number will raise eyebrows along the Golden Mile, but it should not. Averages in Marbella are stretched by an unusually broad population, from seasonal workers to owners of eight-figure villas, and by residents who live elsewhere for tax purposes... it is a reminder that the town's wealth is concentrated and spectacular rather than evenly spread. Statistically, the money that is actually earned and spent here every month increasingly lives in the commuter belt.

For the coast's international residents the atlas is more than pub-quiz material. Household income is one of the cleanest available signals of year-round local purchasing power, which is exactly what decides whether a town supports restaurants, schools, clinics and long-term rental demand through November as well as August. The 7 percent rise in Alhaurín de la Torre and the 6.33 percent rise in Rincón de la Victoria, set against a stagnant Benahavís, tell you where ordinary prosperous households are actually settling, and both towns have for years ranked among the province's fastest-growing municipalities.

The atlas is published annually with a two-year lag, and every municipality in Spain can be looked up in it. The 2024 edition confirms a quiet shift that anyone who drives the A-7 at rush hour already senses: the economic centre of gravity of this coast is spreading out from the marinas to the places where people can still afford a garden and a reasonable commute. Marbella New Homes reads the same tables before recommending a location to a client.
