Demolition of Los Álamos Hotel for 180-Unit Coliving Project

By Costa del Sol News 30 September 2026 3 min read

The abandoned Los Álamos hotel becomes a 180-unit coliving space called Oceanika. Learn how this project transforms the local housing market.

Heavy machinery moved onto the site of the former Hotel Los Álamos this September, bringing a decisive conclusion to more than a decade of urban abandonment at the eastern gateway to Torremolinos. Developer Nuovit Homes has broken ground on Oceanika Torremolinos, a multi-million-euro residential scheme that will transform the crumbling hospitality structure into the largest purpose-built coliving development on the Costa del Sol.

Positioned adjacent to the N-340 arterial corridor and within walking distance of the Los Álamos commuter rail halt, the prime land plot had stood derelict since the original hotel shuttered its doors during the previous decade. Over the intervening years, the site deteriorated into a persistent visual blight along one of the main transit routes connecting Málaga Airport with western coastal resorts. The current project repurposes the plot entirely, creating 180 fully equipped living suites spread across more than 15,000 square metres of contemporary residential space.

Tailored for international professionals

The development specifically targets the expanding demographic of remote knowledge workers, digital entrepreneurs and corporate nomads who spend multiple months each year living in southern Spain. While Torremolinos has traditionally built apartments either for short-term holidaymakers or permanent domestic buyers, demand for flexible, mid-stay accommodation has outpaced local supply across the metropolitan area.

European flexible-living operator Habyt has been appointed to manage the completed property upon handover, scheduled for the second half of 2027. Residents will have access to private studio and one-bedroom units paired with extensive communal infrastructure, including shared professional coworking spaces, high-speed fibre networks, meeting suites, an on-site gym, private dining facilities, landscaped gardens and swimming pools.

In line with environmental building guidelines, developers confirmed that concrete rubble and masonry gathered during the selective demolition phase are being crushed and recycled on-site for use as aggregate foundation material in subsequent groundworks, cutting haulage lorry trips through neighbouring residential avenues.

Expanding Torremolinos residential landscape

The transformation of Los Álamos reflects a broader wave of property rejuvenation reshaping Torremolinos from a purely nostalgic holiday enclave into an active year-round residential suburb of Greater Málaga. With the regional capital experiencing tight housing availability and elevated rental figures, well-connected coastal districts positioned along the C-1 train line have become magnets for private investment capital and foreign property hunters.

Buyers evaluating off-plan developments and newly built residential investments along this coastal strip frequently consult regional specialists like Marbella New Homes, who track supply pipelines and modern residential communities spanning the coast from Torremolinos through to Estepona. The steady addition of high-specification schemes in Los Álamos and Playamar indicates that quality standards in Torremolinos are moving steadily upward to meet international expectations.

Regeneration along the eastern corridor

Municipal planners view the Oceanika scheme as a critical component in upgrading the urban approach into Torremolinos from the east. Alongside the residential development, the developer will finance infrastructure improvements to adjacent pedestrian paths and perimeter access roads, easing vehicle circulation between the N-340 and the Los Álamos beachfront promenade.

Local commercial bodies have welcomed the commencement of construction, pointing out that mid-term residents staying for three to nine months contribute steady expenditure to local restaurants, sports facilities and service providers throughout the quiet winter months, directly combating seasonal economic troughs that have historically affected coastal businesses.
