The figures contrast sharply with adjacent municipalities along the western boundary. In nearby Manilva, new builds claimed just over 8% of total property turnover during the same reporting period, reflecting tighter spatial constraints in its urban grid. According to regional notarial averages compiled in September 2026, registered property transactions in Casares averaged €2,824 per square metre, rising by 1.7% over the summer quarter. The coastal stretch commands a substantial premium, with beachfront villa transactions in Marina de Casares reaching €4,021 per square metre. That reflects a 51% uplift over older resale stock in identical postcodes, spurred by buyers demanding modern energy performance, private swimming pools and open architectural layouts.
Institutional Brands and Buyer Protections
Unlike the hyper-dense centres further east, Casares offers substantial land parcels capable of accommodating internationally branded hospitality and residential ventures. The ultra-prime tier has gained momentum following the rollout of branded residences such as the St. Regis scheme, alongside mid-market complexes surrounding the Doña Julia fairways.
